Commissioning & retro-commissioning

Point-to-point verification, sequence proving, functional testing and as-builts the owner can actually use.

What we do

We commission new controls and BAS installs, and retro-commission systems that were never proven out or that drifted after handoff. Every point is verified against the submittal, every sequence of operations is exercised in normal, failure and override modes, and the documentation leaving the site matches what is in the panel.

Commissioning is where a controls job either becomes maintainable or becomes someone else's problem. We treat it as a deliverable, not a punch list item.

Service 02

Industrial ↔ office integration

Process controls and building systems on one architecture, so the office and the plant it sits inside report to one front end.

What we do

Most facilities run two disconnected control worlds: PLC and SCADA for production, a separate BAS for the building, and video and access on a third island. We design and integrate them onto one architecture — shared network, shared trending and alarming, one supervisor an operator can actually be trained on.

That means one vendor holding both sides of the wall, and no finger-pointing between the controls sub and the BAS sub when a scope gap shows up at commissioning.

Service 03

Troubleshooting & emergency response

Nuisance trips, comm faults, orphaned controllers, drawings that stopped matching the building. We find it and fix it.

What we do

Fifteen years of electrical maintenance and instrumentation work before controls engineering means the diagnosis starts at the device, not at the graphic. We trace the fault through wiring, instrument, controller, network and code — in that order — and report what was actually wrong.

Where the drawings no longer match the building, we correct them as part of the call so the next person does not repeat the search.

Scope of work
  • Fault isolation across field wiring, instruments, controllers and code
  • Comm and network diagnostics — BACnet, Modbus, EtherNet/IP
  • Nuisance trip and intermittent fault investigation with trending
  • Recovery of orphaned or unreachable controllers

Service 04

Migrations & rip-and-replace

Legacy and end-of-life systems moved onto supported platforms, with staged cutovers that keep the facility running.

What we do

Unsupported controllers, obsolete front ends and proprietary systems nobody will quote get moved onto current platforms. The work starts with documenting what the existing system actually does — sequences, interlocks, tribal knowledge — so the replacement is judged against real behavior instead of an old submittal.

Cutovers are staged by area or by system, scheduled around production, with a return path if a stage does not prove out.

Scope of work
  • Existing-conditions survey: I/O, sequences, interlocks and undocumented behavior
  • Platform selection and migration path, with obsolescence risk called out
  • Program conversion and re-implementation on the target platform
  • Panel and field device replacement coordinated with the electrical scope
  • Staged cutover plans with rollback steps and production windows
  • Front-end and graphics rebuild, point naming standardized
  • Post-cutover commissioning and full turnover documentation

Network infrastructure

Controls networks, managed switching, VLAN segmentation and device addressing built to survive an IT department's review.

What we do

Controls networks are increasingly IT's problem too, and a flat network full of unmanaged switches is where that conversation goes badly. We design and build the controls layer as a documented network: addressed, segmented, labeled, and defensible in a review.

Where an IT group owns the core, we work to their standards and hand back an address schedule and topology they can accept.

Service 06

Service & maintenance contracts

Scheduled preventive work, remote support and a standing relationship after the general contractor demobilizes.

What we do

A controls system starts drifting the day the project team leaves: overrides left in, schedules changed by hand, sensors out of calibration, backups that were never taken. A service agreement puts a scheduled visit and a named engineer against that drift.

Agreements are scoped to the site — visit frequency, response expectations and what is included — rather than sold as a tier.

  • Scheduled preventive visits with a written checklist per system
  • Override, schedule and setpoint audits against the intended sequences
  • Sensor verification and calibration checks
  • Controller and program backups, stored and version-labeled
  • Firmware and platform currency review
